Welcome Owners! Here’s a bit of Vista Park Villas’s backstory, so you know where we've come & where we need to go:

In 2011 delinquencies were upwards of $130k and the community was buried in significant deferred maintenance.  VPV's Board of Directors took aggressive action to bring delinquent owners current by foreclosing on the owners in order to save the community.


New owners came in, we recovered close to $70k in dues, and obtained an adequate dues stream that supported a realistic budget.  VPV became more financially stable with low delinquencies.  We were able to qualify for a 10 year loan for the main immediate need of protecting homeowners' units from roof leaks and also to asphalt from further damage due to neglect.  The new roofs have a 20 year warranty allow time to save for the next roof after the 10 year loan is paid for.


Because of the large reserve deficit, built over many years (if not decades), it was decided to remove all the buildings' already rotted wood trim and siding and replace it with low maintenance stucco.  That plan started in 2013 and was estimated to take six to seven years, as only reserves would fund it in order not to increase dues any further.  Slab leaks that result in reroutes also had to be estimated in that time frame.  In 2019 there was an increase to 10.  The Board made the decision to delay the last two buildings to allow our reserves to build back up. 


Please look through our yearly reserve studies (yearly budget packet).  Those are our guidelines, made by professionals, to guide us as to what we need to save for the future.  If Boards over past decades had followed these, we wouldn't have needed the loan.  It's a number of the Board members' hopes that when our loan is paid, all those monies will flow then into our reserves.  Those reserve can then build rapidly and we will be where we need to be!  We hope that by reading & understanding this, we won't repeat the past.

If the dumpsters doesn't close, please go to another or save your household waste until the next trash day and always bag your trash.  Remember, we all pay extra to haul away the items that are dropped outside the dumpsters and anyone caught will be charged for that cost.


Please don't drill or hang anything on our stucco.  The waterproofing underneath the stucco can be damaged by this and the homeowner is responsible if it were to happen.  This includes security doors.  There is a method to mount the doors to the wood door frame.
